Landlord gas safety checks & CP12

Landlords need to plan gas safety checks around the property, the appliances they provide and tenant access. Jake takes enquiries for landlord gas safety checks and the associated gas safety record, commonly called a CP12.

Provide the rental address or postcode, the appliances involved and the existing renewal date when you enquire. If a letting agent or tenant will provide access, make that arrangement clear from the start.

Keep checks and maintenance distinct

HSE guidance explains that relevant landlord-provided gas appliances and flues need annual safety checks by an appropriately registered engineer. The record documents the check; maintenance and repairs may also be required.

A boiler service and a landlord gas safety check are different tasks. If both are needed, request both so Jake can discuss the appointment and scope together.

Arrange access before the deadline

Tell Jake the renewal date and any tenancy changeover. HSE says existing tenants should receive the record within 28 days of the check and new tenants before moving in.

If problems are found, further action may be needed. A safety check is not a promise of a fault-free record, and repairs should be discussed according to the findings.
