Practical advice

Boiler service or gas safety check?

Understand the purpose of a service, a landlord gas safety record and a home buyer report before choosing an enquiry.

A service is appliance maintenance

Servicing is planned around the appliance and the relevant manufacturer requirements. If a fault already exists, describe it in advance: diagnosis or repair may need to be arranged in addition to routine maintenance.

A landlord check records safety findings

A landlord gas safety check and its record serve a different purpose from a boiler service. Ask for both when both are needed. Landlords should use current HSE guidance to understand their responsibilities.

A buyer’s report starts with the survey

If you are purchasing a property, share the relevant survey wording and agree the inspection scope. Arrange permission and access through the owner or agent. This enquiry is distinct from a routine service or rental-property record.

An inspection can lead to further work

None of these appointments guarantees that an appliance or installation has no defects. Findings may identify repairs or further investigation, which should be discussed according to the actual situation.
